What is the difference between an insurance-claim inspection and a pre-purchase inspection?

A claim inspection happens after an event — storm, hail, fire or flood — and its job is to separate normal age-related wear from insurable damage and put a market-accurate repair figure on it in language the carrier understands. A pre-purchase inspection happens before you close on a house: it looks for the expensive problems a general home inspection misses, such as plumbing leaks, equipment at end of life and shell or deck movement.

What does a pool inspection cover?

Plumbing pressure testing, equipment condition (pump, filter, heater, automation and lighting), the interior surface, tile and coping, the shell and deck for structural movement, a code-compliance review of barriers and drains, and photo documentation. The report closes with an estimated repair cost so you know what you are buying or claiming.

Can my general home inspector check the pool?
